Hey, I wanted to give a quick shout-out to Patriot Holdings and Jeremiah Boucher. I have known Jeremiah for about seven years, and I invested in Patriot Holdings about two to three years ago, and I have been incredibly happy with the returns and service that Patriot Holdings has given me since I've invested. Now, I am not a real estate expert. That's not the career and field that I'm in. When I want to consider investing in real estate, there's really three things I'm looking for. One, does the sponsor have a track record? Have they been doing this for a long time? Are they super successful? Number two, I wanna be able to communicate with the team if I have questions. I wanna be able to not just email, but I also wanna be able to call and be able to ask questions about my investments if that ever comes up. And number three, I wanna make sure there's full transparency on the investment. I know what I'm investing in. And the reason I chose Patriot is they pass all three of those tests with flying colors. Jeremiah has been super successful for many, many years in storage and mobile homes, industrial, and all sorts of types of real estate. So, I mean, his track record is truly incredible. And number two, communication is fantastic. If I have a question, I can call Jeremiah, but he's also got an incredible team. So, his team's constantly emailing quarterly updates. all the time communicating with how things are going. And then if you have a question, you can always call and talk to one of their team members. And then lastly, the transparency is amazing. I can see all the investments that I have, all the storage and mobile homes that my money is in. And that's pretty cool, because then I get bragging rights to tell my friends and business associates that I'm a part owner in all these cool storage facilities. So there's no way to guarantee future returns, obviously, in real estate, but If you're looking for someone who's got just an incredible track record, incredible team, and great communication, then I strongly, strongly recommend Patriot Holdings. Investment Strategy

Fund V will buy 15 to 20 properties. The assets are expected to cost $80M to $100M & investors would have a share of the assets. This provides a diversified income stream for investors.

The Fund features an anticipated IRR of 16-19%, an 8% preferred return for investors, accrued from the date of investment, and High Depreciation Tax Benefits* (*Depending on timing of investment and assets in service) For more details, please review our pitch deck and summary.

 

We are excited about the “seed” assets in New England that are currently under contract. These assets not only meet our rigorous MASM (Market, Asset, Seller, Marketing) criteria but also provide diversification across the asset classes we specialize in: Self-Storage, Mobile Home Communities, and Small Bay Industrial.
